Job summary

ACRUVA CAPITAL PARTNERS II LLC is seeking an experienced Construction Project Manager to oversee multifamily LIHTC developments from pre-construction through placed-in-service. You will lead in pre-development reviews, bid analyses, and full-site oversight with regular site visits to ensure schedule, budget, and compliance goals are met.

Qualifications

• 5-7 years of progressive construction management experience with substantial LIHTC/HUD multifamily exposure.
• Bachelor’s degree in Construction Management or related field preferred; equivalent experience considered.
• Experience managing LIHTC equity, HOME, SAIL, or other public subsidy layering.
• Direct experience with AIA G702/G703 draw processes and coordination with lenders.
• Familiarity with state HFAs, QAP requirements, and HFA inspection protocols.
• Certifications such as PMP, LEED AP, CCM, or Enterprise Green Communities are a strong advantage.

Responsibilities

• Participate in pre-development meetings with the team to review scope, schedule, and budget assumptions.
• Review drawings for constructability, budget alignment, and QAP/LiHTC considerations.
• Lead or support the competitive bid process and prepare bid-leveling analyses.
• Serve as owner’s representative on sites; monitor GC performance and schedule adherence.
• Review pay applications, lien waivers, and cost-to-complete schedules; manage change orders.
• Coordinate weekly OAC meetings; document minutes and action items.
• Ensure compliance with LIHTC, green building standards, and safety protocols.
