Meta Development Partners in California is seeking a Project Manager or Senior Project Manager to lead affordable housing developments from predevelopment through financing conversion. You will oversee complex, ground-up multifamily projects with LIHTC financing, coordinating architects, engineers, lenders, and government agencies.

Qualifications

• Strong experience in affordable housing or multifamily real estate development.
• Strong LIHTC and affordable housing finance experience.
• Advanced financial and analytical skills with development pro formas and project budgets in Excel.
• Demonstrated ability to manage complex projects and multiple stakeholders.
• Excellent judgment, communication, negotiation and problem-solving skills.

Responsibilities

• Lead/manage developments from predevelopment through construction, lease-up, stabilization, and financing conversion.
• Develop and execute project strategy, schedules, budgets, financing plans and milestones.
• Lead LIHTC, tax-exempt bond and other financing applications and closings.
• Manage project financial performance including budgets, pro formas, sources/uses, and financing assumptions.
• Direct and coordinate architects, engineers, contractors, attorneys, property managers, lenders, investors, consultants, and government agencies.
• Lead entitlement, design, permitting, financing, construction and regulatory matters.
• Identify project risks/opportunities, evaluate alternatives, and drive issues to resolution.
• Underwrite prospective development opportunities and coordinate RFP responses with internal/external teams.
• Direct and mentor Development Associates and other staff.
• For Senior PM level, lead our most complex projects with autonomy and advise senior leadership.
