The Park at Franklin is seeking an experienced leasing specialist to handle apartment rentals, move-ins, and lease renewals at our Somerset, NJ property. You will interact with prospective and current residents to maximize occupancy and satisfaction, processing applications, deposits, and lease paperwork, while coordinating with management to meet leasing goals.

Applicants should be able to work Saturdays and demonstrate strong customer service, organizational, and communication skills.

Aufgaben

• Respond promptly to phone calls and emails from guests.
• Review unit availability on a daily basis.
• Walk show units and make-readies to ensure model apartments are ready for display.
• Gather information to learn about property, surrounding community, and competition.
• Use guest cards to ascertain needs and qualifications of every guest.
• Maintain a minimum closing ratio as set by the Property Manager.
• Lead guests to vacant/model apartments and discuss features to meet needs.
• Record all traffic in the software daily.
• Follow up with each guest at least five times.
• Create applicant files and process applications.
• Verify qualifications of applicants.
• Present applications to Manager for approval.
• Contact applicants to confirm approval or denial.
• Schedule lease signings within 24 hours of approval.
• Ensure applicants are set up in the PMS and monies are processed within 24 hours.
• Complete lease agreements and collect rental deposits.
• Inspect premises periodically and arrange maintenance as needed.
• Participate in outside marketing events as required.
• Assist in mailing outreach and distribute flyers/letters to residents.
• Shop competitive properties and assist manager with market comparison grid.
• Record all resident correspondence and submit to manager for review.
• Assist in promoting Fieldstone Properties’ communities.
• Assist manager with requested work on the property.
• Promote resident retention programs.
• Maintain courteous communications with residents, applicants and industry reps.
• Adhere to Fair Housing Laws and company policies.
• Support team in achieving property goals.
• Maintain team spirit and flexibility in hours/days worked.
• Perform other related duties as assigned by management.
