Job summary

Greystar in Town of Aurora, NY, is seeking a Leasing Associate to coordinate marketing, leasing, and renewal strategies to achieve occupancy and revenue goals while delivering resident satisfaction from tour through move-in.

Responsibilities include conducting tours, processing applications, screenings, preparing leases, ensuring move-in readiness, and supporting lease renewals. Proficiency with property mgmt software and a valid driver’s license is required.

Qualifications

• Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions
• Incumbents must have valid driver’s license to operate a golf cart on property.

Responsibilities

• Performs all sales and leasing activities to achieve revenue and occupancy goals by greeting and qualifying prospects, conducting tours and showing apartments, processing applications, credit screening, and background checks, preparing the lease and move-in package, and ensuring a smooth move-in and lease signing.
• Inspects apartments prior to move-in and ensures move-in ready condition, scheduling items with maintenance.
• Monitors market conditions, develops marketing plans to sustain occupancy, and follows policies related to concessions and programs to boost occupancy.
• Designs and executes marketing activities to drive traffic, including referrals and employer outreach, and uses internet marketing tools and other marketing plans.
• Uses on-site property management software (OneSite, Yardi, etc.) to track availability, traffic, data, and resident information.
• Ensures show units meet company standards by inspecting marketing corridors, coordinating with maintenance, merchandising show units, and preparing the leasing office for daily activities.
• Follows up with prospects and new residents to ensure satisfaction via email, notes, or calls to finalize lease decisions.
• Supports lease renewal program by preparing renewal letters and packages, contacting renewing residents, and ensuring signed renewal documents.
