Job summary

This role coordinates the community’s marketing, leasing, and renewal strategies to achieve occupancy and revenue goals, handling tours, applications, screenings, and move-ins.

Qualifications

• Valid driver’s license to operate a golf cart on property.
• State/local licenses as required by jurisdictions.

Responsibilities

• Performs all sales and leasing activities to achieve revenue and occupancy goals by greeting and qualifying prospects, conducting community tours and showing apartments, processing applications, credit screening, and background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing.
• Inspects apartments prior to resident move-in and ensures apartments are move-in ready and coordinates outstanding items with the maintenance team.
• Keeps informed about market and competitor conditions; develops and implements short- and long-term marketing plans to sustain occupancy and follows policies related to concessions and programs to boost occupancy.
• Designs and executes marketing activities to drive traffic, including referral programs, employer outreach, and online tools, aligning with marketing plans and campaigns.
• Uses on-site software to track availability, record traffic and leasing activities, manage data, and capture demographic information about residents and prospects.
• Ensures show units meet company standards by inspecting marketing corridors, communicating maintenance needs, and preparing leasing offices for daily activities.
• Follows up with prospects/new residents to confirm decisions to lease or renew via email, calls, or letters.
• Supports lease renewal by preparing renewal letters, contacting renewing residents prior to move-out, and ensuring documents are signed and implemented on time.
• Responds quickly to resident/owner concerns and coordinates solutions with relevant teams.
