Job summary

Greystar in Houston, TX, is seeking a Leasing Specialist to coordinate the community's marketing, leasing, and renewal strategies. The role aims to achieve occupancy, revenue, and resident retention by guiding prospects from tours to leases.

You will work with on-site teams, utilize property management software, and execute marketing plans to drive occupancy and lease renewals. Strong communication and organizational skills are essential.

Responsibilities

• Greet and qualify prospects, conduct community tours and show apartments, process applications and background checks, prepare lease and move-in package, ensure smooth move-in and signing.
• Inspect apartments prior to move-in and coordinate with maintenance for any issues.
• Develop and implement short- and long-term marketing plans to sustain occupancy and meet revenue targets.
• Design and execute marketing activities to drive traffic (Craigslist, Facebook, email, and other sites) and manage referrals and outreach programs.
• Use on-site property management software to track availability, traffic, leasing activities, and resident data.
• Ensure show units meet company standards by inspecting showings and coordinating with maintenance, merchandising, and amenities teams.
• Follow up with prospects and residents to confirm lease decisions and renewals.
• Support lease renewal activities by preparing renewal letters and packages and contacting renewing residents in advance of move-out dates.
