Job summary

Pennrose in Roswell, GA, is seeking a Leasing/Property Marketing Associate to manage leasing events, resident services, and daily property operations. You will implement policies under the Property Manager and Regional Property Manager, ensuring high service standards and compliant practices across all tasks.

You’ll coordinate tours, handle applications, monitor deposits, and assist with annual inspections while maintaining strong tenant relations and market awareness.

Qualifications

• High School diploma or equivalent required.
• Bachelor’s degree preferred.
• 2+ years’ experience in multi-family property management.
• Experience with Low Income Housing Tax Credit Program and/or Hope 6 preferred.
• Knowledge of HUD programs including HOPE 6 and project-based Section 8.
• Proficiency in Yardi preferred.
• Proficiency in Microsoft Windows, including Microsoft Excel and Outlook.
• Excellent customer service skills.
• Requires a valid driver’s license, an insured vehicle, and the ability to travel between properties.

Responsibilities

• Coordinating leasing events such as open houses, realtor tours, and resident promotional activities.
• Assists with the development and implementation of resident services programming
• Maintains knowledge of corporate in/out migration, property competition, and market conditions affecting leasing and operations
• Manages property’s answering service and ensures superior customer service and up-to-date contact information
• Notifies residents of issues affecting tenancy and mediates disputes when necessary
• Files and attends eviction court hearings as Landlord’s representative
• Oversees security deposit administration and processing of refunds
• Maintains building security measures and notifies management/owners/insurers of incidents
• Maintains accounts payable/receivable procedures
• Processes property expenditures for approval by Property Manager
• Maintains property issue journal and reference book of features, vacancies, and promotions
• Leads tours of property and tracks referrals, walk-ins, and inquiries
• Prepares leasing checklists and application packages
• Screens applications for Property Manager’s approval
• Maintains filing systems for tenant, applicant, accounting, vendor, and contracts
• Maintains deposit and rental collections
• Assists with annual unit inspections and recertification
• Performs competitive marketing analysis
• Remains compliant with leasing laws and company policies
• Orders office supplies
• Maintains daily office hours including weekends/holidays
• Adheres to invoice approval policy
