Job summary

Greystar is seeking a Leasing Associate in Santa Cruz, CA to coordinate marketing, leasing, and renewal strategies, aiming to achieve occupancy and revenue goals. You will handle tours, applications, and move-in packages, while driving resident satisfaction throughout the lease term.

Essential duties include leasing, turnover readiness, marketing plan execution, compliance with policies, and renewal processing.

Responsibilities

• Greet and qualify prospects, conduct tours and show apartments, process applications, run background checks, prepare lease and move-in package.
• Inspect apartments prior to move-in, ensure readiness, schedule maintenance as needed.
• Stay informed about market conditions and competitor activity, develop marketing plans to sustain occupancy.
• Design and execute marketing activities to drive traffic, use internet tools and referrals.
• Use on-site software (OneSite, Yardi) to track availability, traffic, and resident data.
• Ensure show units meet quality standards and coordinate upkeep with maintenance.
• Follow up with prospects and residents to confirm lease decisions and renewals.
• Prepare lease renewal letters, meet renewing residents, and implement renewal documents.
• Respond promptly to resident/owner questions and document requests.
