Job summary

Greystar is seeking an on-site Property Manager to coordinate leasing, marketing, and renewal strategies for a residential community. You will greet prospects, conduct tours, process applications, and ensure smooth move-ins while coordinating with maintenance for a turnkey show unit.

The role requires staying informed on market conditions, implementing short- and long-term marketing plans to sustain occupancy, and maintaining high standards of show quality and resident satisfaction.

Qualifications

• Must have licenses/certifications as required by State and Local jurisdictions.
• Valid driver’s license to operate a golf cart on property.

Responsibilities

• Greet and qualify prospects, conduct tours, show apartments, process applications, screen credit and background checks, and prepare lease and move-in packages.
• Inspect apartments prior to move-in and coordinate any repairs with maintenance to ensure move‑in readiness.
• Monitor market conditions and develop marketing plans to sustain occupancy and revenue.
• Design and execute marketing activities to drive traffic (referrals, employer outreach, online tools) and follow community plans.
• Use OneSite/Yardi to track availability, track traffic, and manage resident data.
• Ensure show units meet company standards and prepare leasing office for daily activities.
• Follow up with prospects and residents to finalize lease or renewal decisions.
• Support lease renewal program by preparing renewal letters and meeting renewing residents.
• Respond promptly to resident/owner questions and document requests.
