Job summary

Paragon Properties, LLC. is seeking a motivated Leasing Manager to lead our leasing efforts across our apartment community. You will oversee day-to-day leasing operations, drive occupancy, and ensure outstanding service for prospects and residents.

This role emphasizes team development, market knowledge, and diligent lease administration. The ideal candidate has leasing and customer service experience, excellent communication, and the ability to work in a fast-paced environment.

Qualifications

• High school diploma or equivalent required
• College-level education preferred
• Industry knowledge (preferred)
• Excellent verbal and written communication, interpersonal, leadership, coaching and conflict resolution skills
• Superior sales ability
• Computer proficiency, including MS Office: Word, Excel, and Outlook
• YARDI experience (preferred)
• Exceptional customer service skills
• Professional appearance and demeanor
• Basic math skills
• Able to work independently with minimal guidance and as part of a team
• Reliable and dependable attendance at the work site
• Ability to handle multiple tasks in a fast-paced environment and adapt to changing assignments and priorities
• Superior knowledge of Fair Housing guidelines, state/local/federal laws, and safety compliance.

Responsibilities

• Facilitates and performs all aspects of the apartment leasing process.
• Tour prospective residents in vacant, market ready units and/or model apartments.
• Maintain closing percentage of 40-50%.
• Follow-up with prospective residents through the point of sale.
• Prepare applicant files and move in calculator; review applications.
• Review status and move-ins, follow up on approvals/denials.
• Monitor move-ins for renters insurance requirements.
• Record all contact and rentals in property management software; manage CRM queue.
• Manage move-in and renewal processes.
• Assist with final inspection of market ready units.
• Facilitate lease expiration management.
• Prepare weekly occupancy reports for operations and Regional Manager.
• Conduct market surveys and competitive shops.
• Plan and execute site marketing and advertising; send weekly eblasts.
• Manage social media and respond to questions.
• Outreach marketing to local businesses.
• Monitor traffic, closing ratios, budgets, renewals and market dynamics; provide updates to supervisor/owner.
• Enter service requests into Yardi; coordinate with maintenance.
• Answer resident questions about community, work orders, rent, and rules.
• Inspect property, models and vacant units; report deficiencies.
• Communicate professionally with residents and staff.
• Plan and attend resident social activities.
• Perform other duties as requested by management.
• Attend training and train leasing staff.
• Lead marketing meetings to ensure sales targets and records are maintained.
• Promote a positive work environment by example.
