Cruz Companies Inc. is seeking an Occupancy Specialist to manage leasing and re-certifications at a market-rate property in New Bedford.

The role involves processing applications, completing HUD-50058 forms, reviewing leases, and calculating rents for re-certifications and move-ins. Ideal candidates have 3–5 years in property management, strong knowledge of LIHTC/HOME programs, and experience with Yardi and Microsoft Office.

Qualifications

• Minimum of 3-5 years of experience in Property Management.
• LIHTC, HOME, Market – Rate Housing.
• Microsoft Office Suite, Yardi experience a must.
• Conduct regular meetings with maintenance staff.
• Must be able to lift at least 20 pounds.
• NCHM, COS highly preferred.
• Demonstrated leadership skills in decision making, problem solving and interpersonal relations.
• Agility to manage stress and respond quickly and effectively to emergency situations.
• Skill in exercising a high degree of initiative, judgment, discretion, and decision making.
• Ability to collaborate effectively with diverse individuals at all levels.
• Ability to manage many tasks simultaneously and deal effectively with changing priorities.
• Ability to work in an environment with a diverse group of people.

Responsabilités

• Leads day-to-day leasing and occupancy tasks for market-rate properties.
• Reviews lease documents for accuracy and executes leases.
• Completes HUD-related forms and ensures timely electronic submission.
• Calculates rent for re-certifications and move-ins and explains rent changes to tenants.
• Maintains records, uploads system notes, and prepares occupancy reports.
• Responds to tenant inquiries with professional guidance on policies and procedures.
• Coordinates background checks and eligibility verifications for re-certifications.
• Ensures compliance with HUD guidelines and Authority policies.
• Interacts with maintenance staff and management to resolve issues as needed.
