Job summary

Related Affordable Beacon, NY is seeking an Occupancy & Recertification Specialist to lead day-to-day leasing and income certifications for our LIHTC and HUD Project Based Section 8 community.

You will manage move-ins, renewals, and recertifications, ensuring alignment with HUD/LIHTC/Section 8 rules. A detail-oriented, organized professional with strong communication is preferred; experience with Yardi or RealPage is a plus.

Qualifications

• 2+ years of experience in affordable housing, HUD programs, leasing, or property compliance.
• Strong proficiency in rent calculation methods (HPD and HUD standards).
• HS Diploma/GED; bachelor’s degree preferred.
• Experience with property management software (RealPage/OneSite/Yardi/JD Edwards) is a plus.

Responsibilities

• Generate and manage applicant traffic, tours, and waitlists.
• Qualify applicants, prepare lease documents, and complete move-in files.
• Execute renewals in line with program rules; keep audit-ready files.
• Manage initial, annual, and interim recertifications and rent calculations.
• Review income, assets, and household composition; verify Section 8 eligibility.
• Maintain LIHTC/Section 8 compliance and respond to audit findings.
• Coordinate with Property Management on rent collection and renewals.
• Enter data in Yardi/RealPage/iREMS; run reports for audits.
