Job summary

Avanath Capital is seeking a Leasing Specialist to handle leasing, marketing, and positive resident relations within our community. The candidate will engage residents and staff professionally, drive timely closings, and manage applications using Yardi Voyager while maintaining accurate records and ensuring compliance with Fair Housing.

Qualifications

• 2+ years of sales and/or customer relations experience.
• Low-income housing and tax credit experience is highly desired.
• Bilingual (English & Spanish) highly desired.
• Thrives in a fast-paced environment.
• Flexible schedule that may include evenings and weekends.
• Solid computer knowledge, Windows (Word, Excel), internet and e-mail.
• Working knowledge of Yardi Voyager Property Management software.

Responsibilities

• Greet and qualify all prospects.
• Record all telephone and in-person visits on guest cards.
• Inspect models and available market-ready units and communicate needs to Community Manager.
• Demonstrate community and apartment/model features to prospects; close the sale.
• Have the prospect complete the application and secure a deposit per procedures and Fair Housing.
• Update availability report and process applications for approvals.
• Ensure the apartment is ready for move-in on the agreed date.
• Follow up on prospects who did not close and refer to sister communities if needed.
• Secure new resident signatures and orient new residents to the community.
• Assist in monitoring renewals and distribute renewal notices.
• Type lease, complete paperwork, and input data in Yardi accurately.
• Maintain current resident files and distribute notices.
• Maintain monthly commission records for leases and renewals.
