Job summary

Carleton Living seeks an Assistant Community Manager to oversee leasing, maintenance, resident services, and financial tasks to maximize NOI. You will assist in expense controls, staff management, and risk management, while ensuring compliance and timely reporting.

Woodglen Park is the property with 232 units; responsibilities include collecting rents, posting charges, delinquency follow-up, showing units, scheduling refurbishments, evictions, and preparing weekly/monthly reports.

Qualifications

• High school diploma or equivalent; post-secondary education preferred.
• 3 to 5 years’ industry experience with 2 years in a Community Manager role.
• Valid driver’s license; use of personal vehicle for local travel.

Responsibilities

• Collect rents and maintain computer records according to procedures and policies.
• Post charges for work orders, late charges, and generate notices for residents.
• Complete Pre-close and AME.
• Follow up on delinquent accounts and pursue collections per procedures.
• Prepare and maintain resident files per compliance policy.
• Assist in showing units and screening applications.
• Assist in scheduling vacant units for refurbishing and occupancy.
• File for eviction and attend eviction courts when necessary.
• Assist in developing and updating weekly/monthly reports.
• Maintain records of comparable rents for market-area units.
• Answer phones professionally and maintain courteous communication with customers, applicants, owners, vendors, and others.
