Job summary

Irvine Company Apartment Communities in California is seeking a Project Manager to oversee capital projects from planning through turnover using Lean principles. You will ensure compliance with company processes and regulatory requirements while partnering with cross-functional teams and external vendors to drive cost-effective and timely completion with minimal disruption to residents.

The role requires regional travel (10-20% to Orange County), a California driver’s license, and close

Qualifications

• 2+ years of construction management experience.
• Bachelor's Degree or equivalent experience.
• California driver’s license and ability to travel regionally.

Responsibilities

• Manage capital projects throughout the project lifecycle, including planning, scope definition, budgeting, contracting, permitting, construction, and turnover.
• Prepare and submit documents for internal approval and execution (funding, justification, bid docs).
• Identify project risks and establish scopes, timelines, and schedules per company standards.
• Coordinate with third-party vendors and conduct regular on-site property walks for timely delivery.
• Maintain project documentation, track vendor bids, purchase orders and invoicing.
• Use SAP-PPM and Coupa to manage project workflows and data.
• Collaborate with Reinvestment, Facilities, Design, and Maintenance to minimize operational impacts.
