Job summary

Pratum Co. seeks a Maintenance Supervisor to lead the on-site maintenance team, oversee repairs, and manage make-ready readiness for move-ins at our Baltimore property. You’ll drive preventative maintenance, supervise 2–3 staff, and coordinate with vendors to ensure high quality work.

The role requires strong knowledge of building systems (boilers, chillers, cooling towers, air handlers, etc.), plus proficiency in MS Word, Excel, Outlook, and OneSite. CFC II certification preferred.

Qualifications

• Must have excellent plumbing, electrical, HVAC and carpentry knowledge.
• Experience with pool service and landscaping work is highly preferred.
• Experience supervising others on a residential residence.
• Extensive knowledge of residential building systems (boilers, chillers, cooling towers, etc.).
• Preventative maintenance experience for residential units required.
• Professional building system licenses preferred and may be required depending on property type.
• CFC Type II certification is required.
• Proficient with maintenance software and MS Office.

Responsibilities

• Lead maintenance staff and repairs to keep property in top condition.
• Manage make-ready process to prepare apartments for move-in.
• Initiate and oversee maintenance projects to improve curb appeal and optimize systems.
• Develop scopes of work and bid projects with qualified contractors.
• Manage expenses to meet owner goals and budgeting process.
• Negotiate pricing and maintain vendor relationships.
