Job summary

CLS Living in Baltimore is seeking a hands-on Maintenance Supervisor to oversee all aspects of property maintenance, lead a team, manage preventive programs, and support overall performance to ensure safety, functionality, and aesthetics of the community.

The role requires 3–5 years supervising building systems in student housing or multifamily settings, EPA 608 HVAC certification, and proficiency with PM platforms (Entrata) and Microsoft Office.

Qualifications

• EPA 608 / HVAC Certification required.
• Proficient in HVAC, electrical, and plumbing.
• Experience with Make Ready and unit turnover.
• Familiar with building automation and life safety systems.
• Proficient in Outlook, Word, and Excel; Entrata experience.
• Knowledge of Fair Housing, EEO, LIHTC and market-rate housing.
• 3–5 years in student housing/multifamily maintenance.
• 3 years of supervisory experience in maintenance.
• At least 2 years managing building automation and safety systems.

Responsibilities

• Lead a high-performing maintenance team with professionalism and accountability.
• Oversee all building systems, preventive maintenance, safety programs.
• Inspect buildings, units, common areas, grounds for safety and cleanliness.
• Maintain boilers, water heaters, HVAC units and other equipment.
• Respond to emergencies and coordinate vendor work as needed.
• Ensure timely response to service requests and uphold quality standards.
• Manage work orders, inspections, and capital project coordination.
