Job summary

Silver Property Management Inc is seeking a Service Manager to oversee maintenance operations at class A properties. You will manage repairs, budgeting, and the make-ready/turn process while supervising staff and coordinating with the community manager.

The role requires a minimum of three years in maintenance within multifamily settings, plus at least two years of supervisory experience and relevant certifications. On-call duties with bonus pay are part of the job.

Qualifications

• Minimum three years maintenance experience in the multifamily industry.
• Minimum of 2 years supervisory experience.
• Refrigeration certification (type 2 or universal).
• CPO certification.
• Knowledge of OneSite preferred.

Responsibilities

• Perform general and higher-level maintenance service, such as plumbing, electrical, carpentry, appliance repairs, HVAC, etc.
• Oversee and maintain effective make ready/ turns process.
• Manage budgets and approval of expenses.
• Handle emergencies occurring at property level and lock-out procedures related to evictions.
• Respond to resident service requests within a timely manner.
• Be available to work on an on-call basis, including weekends and nights (with on-call bonus pay).
• Participate in preventative maintenance to include pool, exterior lighting, filter changes and apartment inspections.
• Care, maintain, and manage inventory of all supplies and equipment owned by the property and/or the management company.
• Train and supervise employees of the maintenance department.
• Negotiate contracts with outside vendors for execution of maintenance work.
• Ensure operational efficiency of all property-related equipment machines and mechanical systems through timely inspection and repair.
• Identify and implement proactive maintenance strategies that ensure efficient daily operations.
• Lead the maintenance team under supervision of the community manager.
