Job summary

Vivmark Residential is seeking a Lead Maintenance Technician in South Miami, FL to ensure safety, comfort, and functionality of our apartment community. This role requires diagnosing and repairing HVAC, electrical, plumbing, and major appliances, and leading Maintenance Technicians I and II.

You will manage work orders, perform preventative maintenance, and train junior staff, while maintaining a strong safety culture and on-call rotation.

Qualifications

• 3+ years of maintenance experience including HVAC, plumbing, electrical, and general maintenance work.
• Valid driver's license.
• HVAC certifications (CFC) required or willingness to learn.
• On-call schedule in rotation with the team.
• Strong communication and customer service with residents.
• Ability to read and follow maintenance policies and safety data sheets.
• Knowledge of PPE and safe chemical handling.

Responsibilities

• Diagnose and repair HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, and related components.
• Create and organize work orders; complete repairs to company standards and promptly.
• Ensure vacant homes and car garages are rent-ready with turnkey work.
• Train, mentor, and oversee Maintenance Technicians I and II.
• Conduct apartment Preventative Maintenance (PM).
• Inspect grounds and buildings daily for maintenance needs.
• Maintain an Incident and Injury Free safety culture by following policies.
• Perform Hot Works (brazing, soldering, welding) per Vivmark standards.
