Job summary

Valiant Residential seeks a Lead Maintenance technician responsible for the overall upkeep of the property under the Community Manager. This role includes performing repairs in resident apartments and helping prepare units for rent (make-ready).

The position requires hands-on maintenance across HVAC, electrical, plumbing, carpentry, and painting, plus supervising subcontractors and ensuring timely service completion. On-site work with potential weekend duties is expected.

Qualifications

• Minimum two years of full-time apartment maintenance experience or related trade.
• Strong verbal and written English communication; bilingual Spanish is a plus.
• EPA certification for refrigerants.
• Own a basic set of hand tools.

Responsibilities

• Respond to resident service requests within 24 hours.
• Perform make-ready tasks for vacant units (prep for rent).
• Replace filters and clean HVAC vents; maintain sprinkler systems.
• Perform light electrical, plumbing, carpentry, and painting tasks as needed.
• Assist in custodial work and groundkeeping; supervise subcontractors as required.
• Maintain records of PM, inventories, and work orders.
• Assist in safety inspections and stand-by emergency coverage.
