Job summary

AvalonBay Communities, Inc. seeks a Lead Maintenance Technician in Durham, NC to lead maintenance activities across our apartment communities.

The role focuses on diagnosing and repairing HVAC, electrical, plumbing, and other systems, while ensuring timely service requests and turnover work orders are completed to standard. You will supervise Maintenance Technicians I and II, perform preventive maintenance, and help maintain a safe, high-quality resident experience.

Qualifications

• 3+ years of maintenance experience including HVAC, plumbing, electrical and general maintenance work.
• A valid driver’s license.
• HVAC (CFC certifications) or willingness to learn.
• Ability to accommodate an on-call schedule with the team each month.

Responsibilities

• Diagnose and repair problems in HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, and more.
• Assist with creating and organizing work orders and complete assigned tasks promptly.
• Ensure vacant apartments and car garages are rent-ready in a timely manner.
• Train, mentor and oversee maintenance technicians I and II.
• Conduct apartment preventative maintenance (PM).
