AvalonBay Communities in Seattle, WA is seeking a Lead Maintenance Technician to elevate apartment living through hands-on problem solving and team leadership. You will diagnose and repair HVAC, electrical, plumbing, and major appliances, while ensuring timely service and rent-ready turnover.

Qualifications

• HVAC, electrical, plumbing, and general maintenance experience.
• Valid driver’s license.
• HVAC (CFC certifications) or willingness to learn.
• On-call schedule in rotation with the team.
• Ability to communicate with associates and residents for service.
• Ability to read policies and procedures including safety policies.
• Knowledge of PPE and SDS handling.
• Understanding of emergency systems and paint tools.

Responsibilities

• Diagnose and repair HVAC, electrical, plumbing, major appliances and related systems.
• Assist with organizing and completing work orders promptly.
• Ensure vacant apartments and garages are rent-ready with turnkey work.
• Train and oversee Maintenance Technicians I and II.
• Conduct apartment Preventative Maintenance (PM).
• Inspect grounds and buildings daily for maintenance needs.
• Maintain safety culture by following AVB policies.
• Perform hot works as per AVB standards.
