Job summary

AvalonBay Communities, Inc. is seeking a Lead Maintenance Technician in Durham to diagnose and repair HVAC, electrical, plumbing and general maintenance tasks across communities.

You will supervise junior techs, perform preventative maintenance, and ensure apartments are ready for occupancy with timely repairs. Experience in maintenance, a valid driver’s license, and willingness to work on-call are required.

Qualifications

• 3+ years of maintenance experience with HVAC, electrical and plumbing work.
• Valid driver’s license.
• HVAC (CFC certifications required or willingness to learn).
• Ability to rotate on-call schedule.
• Strong customer service and resident communication.
• Ability to read and follow policies and procedures.

Responsibilities

• Diagnose and repair HVAC, electrical, plumbing, appliances and related systems.
• Manage and complete work orders and preventive maintenance tasks.
• Ensure vacant apartments and garages are rent-ready in a timely manner.
• Train and supervise Maintenance Technicians I and II.
• Maintain safety and compliance with AVB policies.
