Job summary

Vivmark Residential in San Diego, CA seeks a Lead Maintenance Technician to maintain and enhance apartment communities, diagnose issues, and mentor technicians. You will ensure safety, timely repairs, and high resident satisfaction.

Qualifications

• 3+ years of maintenance experience including HVAC, plumbing, electrical, and general repairs.
• Valid driver’s license.
• HVAC certifications (CFC) or willingness to learn.
• Ability to work on-call in rotation.
• Good communication with team and residents.
• Able to read policies including Key Control Policy and Turnover.
• Able to identify cleaning and chemical supplies; read SDS.
• Knowledge of PPE and safe handling of chemicals.
• Basic understanding of emergency systems, shutoffs, operations.
• Knowledge of paint types and painting tools.

Responsibilities

• Diagnose and repair in HVAC, electrical, plumbing, appliances, carpentry, and safety systems.
• Assist with creating and organizing work orders and complete them promptly.
• Make vacant apartments rent-ready including turnkey work.
• Train and oversee Maintenance Technicians I and II.
• Conduct apartment Preventative Maintenance (PM).
• Inspect grounds and buildings daily for maintenance needs.
• Maintain safety culture per Vivmark's policies.
• Perform hot works (brazing, soldering, welding) per standards.
