Job summary

Vivmark Residential, formed from AvalonBay Communities and Equity Residential, is seeking a Lead Maintenance Technician in Calabasas, CA. You will oversee HVAC, plumbing, electrical, and general maintenance to ensure safe, comfortable apartment homes and on-time turnarounds.

You have 3+ years of experience, a valid driver's license, and HVAC (CFC) certification or willingness to learn. The role includes mentoring juniors, managing work orders, and maintaining a strong safety culture.

Qualifications

• 3+ years of experience in maintenance, including HVAC, plumbing, electrical, and general maintenance work.
• HVAC (CFC certifications) required or willingness to learn.
• Ability to accommodate an on-call schedule in rotation with the team each month.
• Ability to communicate with residents and team members for excellent customer service.
• Ability to read policies including safety and maintenance procedures.
• Knowledge of PPE and safe chemical handling.
• Knowledge of emergency systems and basic repairs.

Responsibilities

• Diagnose and repair HVAC, electrical, plumbing, major appliances, carpentry, and related systems.
• Assist with creating and organizing work orders and maintenance tasks.
• Complete assigned work orders and repairs in a timely manner to standards.
• Ensure vacant apartment homes and car garages are rent-ready, including turnkey work.
• Train, mentor, and oversee Maintenance Technicians I and II on projects.
• Conduct apartment preventative maintenance (PM) and safety checks.
• Inspect grounds and buildings daily to identify maintenance needs.
• Maintain a strong safety culture by following company policies.
• Perform hot works (brazing, soldering, welding) when required.
