Job summary

Vivmark Residential is seeking a Lead Maintenance Technician in Woodland Hills, CA. The successful candidate will diagnose and repair HVAC, electrical, plumbing, and other systems, organize work orders, and ensure units are rent-ready with turnkey work.

You will train junior technicians and perform preventative maintenance to uphold living standards. You should have 3+ years in maintenance, hold a valid driver’s license, and be able to participate in on-call rotations.

Qualifications

• 3+ years in maintenance, HVAC, plumbing, electrical, and general maintenance.
• Valid driver’s license; HVAC (CFC certifications) required or willingness to learn.
• Ability to participate in an on-call schedule in rotation with the team.
• Knowledge of safety policies, SDS, and proper chemical handling.
• Ability to read policies and understand maintenance procedures.

Responsibilities

• Diagnose and repair HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, and related facilities.
• Assist with creating and organizing work orders and completing tasks in a timely manner.
• Ensure vacant units and garages are rent-ready with turnkey work.
• Train and oversee Maintenance Technicians I and II.
• Perform apartment Preventative Maintenance (PM) and safety checks.
• Inspect grounds and buildings daily to identify maintenance needs.
• Maintain safety culture by following all safety policies.
