Vivmark Residential is seeking a Lead Maintenance Technician in Florida to supervise and perform advanced maintenance across HVAC, plumbing, electrical, and other systems. You will diagnose problems, manage work orders, and ensure turn-key readiness of occupied and vacant units while mentoring junior technicians.

The role emphasizes safety, preventative maintenance, and resident service excellence, with opportunities to contribute to a high-performance team in a large multi-family portfolio.

Competenze

• 3+ years of experience in maintenance work, including HVAC, plumbing, electrical, and general maintenance.
• A valid driver's license.
• HVAC (CFC certifications required or willingness to learn).
• Ability to accommodate an on-call schedule in rotation with the team each month.
• Ability to communicate with our team members and residents in order to provide customer service.
• Ability to read and understand policies including Key Control Policy, Apartment Home Turnover Policy and all Maintenance Emergency policies and procedures.
• Knowledge of Personal Protective Equipment (PPE) and ability to use properly.
• Basic understanding of emergency systems, shutoffs, locations and sequence of operations.
• Demonstrates knowledge of paint types and paint tools.

Mansioni

• Diagnose and repair problems in HVAC, electrical, plumbing, major appliances, carpentry, and other systems.
• Assist with creating and organizing work orders and maintenance tasks.
• Complete assigned work orders and repairs in a timely manner.
• Ensure vacant apartment homes and car garages are rent-ready quickly, including turnkey work.
• Trains, mentors and oversees Maintenance Technicians I and II.
• Conduct apartment Preventative Maintenance (PM).
• Inspect community grounds and buildings daily to identify maintenance needs.
• Maintain safety culture by following Vivmark's safety policies.
• Perform Hot Works, including brazing, soldering, and welding as applicable.
