Job summary

Vivmark Residential is seeking a Lead Maintenance Technician in Carrollton, TX to oversee maintenance operations, diagnose complex issues, and ensure timely repairs across the community. The role emphasizes safety, preventative maintenance, and high resident satisfaction.

You will mentor Maintenance Techs I and II, manage work orders, and support apartment turnover to keep communities in top condition with minimal downtime.

Qualifications

• 3+ years of maintenance experience, including HVAC, electrical and plumbing work.
• Valid driver’s license required.
• HVAC certification (CFC) required or willingness to learn.
• On-call rotation availability.
• Strong communication with team and residents.
• Ability to read policies and safety data sheets.

Responsibilities

• Diagnose and repair HVAC, electrical, plumbing, appliances, carpentry and safety systems.
• Assist with organizing and completing work orders promptly.
• Ensure vacant apartments and garages are rent-ready with turnkey work.
• Train and oversee Maintenance Technicians I and II.
• Perform preventative maintenance and inspect grounds daily.
• Maintain safety culture and incident reporting practices.
• Handle hot works per company standards when applicable.
