Job summary

Greystar is seeking a maintenance technician to oversee and perform skilled mechanical work across the community, ensuring cleanliness, safety, and functionality in line with company standards.

Responsibilities include handling work orders, coordinating make-ready tasks for vacant units, and maintaining grounds and facilities. Excellent customer service and technical skills are essential for success in this temporary role.

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance, other building maintenance, or related trade.
• Incumbents must provide own hand tools and must be skilled in safe use of hand tools, power tools, and measuring devices.
• Ability to apply logical thinking to define and correct problems.
• Proficiency in customer service and interpersonal communication to interact with residents and team members.
• Ability to read, write, and communicate effectively for internal and external stakeholders.
• Proficiency in MS Office and property management systems; PM experience preferred.
• Mathematical skills for handling documents and financials.

Responsibilities

• Addresses work orders from residents and performs routine maintenance in line with policies, safety standards, and codes.
• Oversees make-ready process for vacant units, including inspections, punch lists, scheduling vendors, obtaining supplies, and final checks.
• Sets cleanliness and appearance standards for grounds, exteriors, interiors, and common areas to reflect Greystar quality.
• Periodically inspects work by staff to ensure policy effectiveness and quality and implements corrective actions.
• Monitors contractors and vendors to verify quality, scope, and compliance with specs.
• Maintains inventory of spare parts and maintenance materials, collaborates with Community Manager on budgets.
• Performs monthly preventative maintenance as per Manual.
• Assists Community Manager in budget development for repairs and capital projects.
• Supports cost-control by repairing rather than replacing where feasible; uses tools correctly.
• Conducts safety meetings, keeps MSDS current, and stays updated on OSHA and related laws.
• Demonstrates customer service by addressing resident questions and handling complaints promptly.
