Job summary

Greystar is seeking a Maintenance Technician to oversee technical work ensuring the community meets Greystar standards for cleanliness, safety, and functionality. The role handles work orders, make-ready tasks, preventative maintenance, safety compliance, and vendor coordination.

Responsible for budget input, cost-control, and on-call rotation to support smooth operations across the property.

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance, other building maintenance, or related trade.
• Must provide own hand tools and safe use of tools.
• Ability to apply logical thinking to problems.
• Proficiency in customer service and interpersonal communication.
• Ability to read, write, and communicate effectively with residents and staff.
• Proficiency in office software; property management system experience preferred.
• Mathematical skills for financial and administrative documents.

Responsibilities

• Assists and completes work orders from resident requests and routine upkeep, diagnosing defects and making repairs per safety and code standards.
• Oversees and completes make-ready process to prepare vacant units for leasing, scheduling vendors, and inspecting work.
• Develops standards for cleanliness and appearance of grounds, amenities, exteriors, and common areas to reflect Greystar quality.
• Periodically inspects work by service members to assess policy effectiveness and take corrective action.
• Inspects contractors and vendors to verify quality and compliance with scope and specifications.
• Maintains inventory of spare parts and coordinates with Community Manager to order supplies within budget.
• Completes monthly preventative maintenance procedures as outlined in procedures manual.
• Assists Community Manager in budgeting for regular repair and capital projects.
• Supports cost-control by fixing rather than replacing when possible and using tools correctly.
• Conducts safety meetings and keeps MSDS sheets current, ensuring OSHA compliance.
• Demonstrates customer service by addressing resident questions and concerns with urgency and respect.
