Job summary

WGA Legacy Property Management is seeking a Lead Maintenance at our Brandon, FL community to oversee maintenance operations, handle work orders, and ensure safety and quality across all buildings and common areas.

You will supervise make-ready tasks, coordinate vendors, and enforce standards for cleanliness, curb appeal, and resident satisfaction while maintaining inventory and budgeting guidelines.

Qualifications

• Position requires at least 3 years’ experience in property maintenance or equivalent field.
• 40 hours per week. Weekends as circumstances warrant; on-call on a rotating basis and for emergencies.
• Required to wear back support belt, wear goggles when working with specific equipment, wear masks and gloves and other safety equipment as tasks dictate.
• Must have a valid driver’s license and automobile insurance coverage.
• Ability to lift and perform physically demanding tasks as described in the job overview.

Responsibilities

• Assists and completes work orders from resident requests and routine upkeep by diagnosing defects and repairing per policies and safety standards.
• Oversees and completes make-ready for vacant apartments, including inspections, punch lists, scheduling vendors, and ensuring timely turnovers.
• Develops cleanliness and appearance standards for grounds, exteriors, interiors and common areas to reflect WGA’s quality.
• Inspects work by other staff and contractors to verify quality and compliance with specifications.
• Maintains inventory of spare parts and coordinates supplies within budget.
• Performs monthly preventative maintenance procedures as outlined in manuals.
• Supports cost-control by fixing rather than replacing where feasible.
