Avenue5 Residential is seeking a Maintenance Supervisor to lead day-to-day maintenance operations at the assigned property in Spring, TX. You will ensure safety, compliance, and timely service requests while supporting budget goals and high resident satisfaction.

Qualifications

• High school diploma or equivalent is required.
• At least three years of experience in the property management industry or a related field.
• Possess general maintenance and carpentry skills.
• Must maintain a valid driver’s license, clean driving record and current auto insurance.
• Ability to read, write and understand English.
• Excellent customer service and interpersonal skills with the ability to relate to others.
• Strong organizational and time-management skills.
• Ability to multi-task.
• Must complete and successfully pass Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment.

Responsibilities

• Oversee day-to-day maintenance operations and upkeep of the assigned property.
• Review and track progress of service requests and identify chronic issues.
• Respond promptly to maintenance issues per policy and maintain professionalism.
• Perform repairs across electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds.
• Conduct pre-move in and post-move out inspections and ensure timely unit turns.
• Maintain safety and risk management in accordance with laws and company rules.
• Manage on-call rotation and response times for emergencies.
• Monitor maintenance costs to stay within budget and assist with future budgets.
