Job summary

Valiant Residential is seeking a Lead Maintenance in Carrollton, TX responsible for the overall property maintenance under the Community Manager. You will perform repairs in resident apartments and assist in make-ready processes to prepare units for rent.

We value a strong hands-on maintenance background, English communication, and the ability to manage subcontractors. The role includes on-site duties with occasional travel and weekend work as needed.

Qualifications

• Minimum of two years full-time experience in apartment maintenance or a trade with basic knowledge of electricity, plumbing, carpentry, painting, and HVAC.
• Strong verbal and written communication in English; bilingual in Spanish a plus.
• EPA refrigerant, transition, and recovery certification.
• Own a basic set of hand tools.
• Valid driver’s license with good driving record and auto insurance.
• Ability to work at other locations and travel within metropolitan areas with possible overnight stays.
• Ability to work some weekends as needed.
• High school diploma or equivalent.
• Technical Certification is preferred.

Responsibilities

• Complete resident service requests within 24 hours.
• Assist in distributing flyers and materials.
• Replace filters and clean HVAC vents.
• Maintain sprinkler systems.
• Perform HVAC repairs as needed.
• Perform light electrical repairs on appliances, fixtures, switches, outlets, circuits, etc.
• Perform light plumbing work and fixtures.
• Replace broken glass, tile, carpet, and fixtures.
• Paint interior and exterior when necessary.
• Perform carpentry tasks such as doors, shelves, floors.
• Assist in custodial work in common areas.
• Assist in groundwork and vacancy turnover.
• Maintain pool chemical levels and cleanliness.
• Repair concrete, masonry, roofs, and fencing.
• Refurbish apartments prior to resident occupancy (make-ready).
• Inspect units, buildings, and common areas for repairs and janitorial tasks.
• Assist in move-in/move-out inspections.
