Olympus Property is seeking a Lead Maintenance Technician (Maintenance Supervisor) to oversee daily maintenance operations across an apartment community. The role ensures all areas—units, common areas, and grounds—are properly maintained and compliant with regulations while coordinating with maintenance staff and outside contractors.

The position requires at least 3 years in residential/commercial apartment maintenance, EPA/HVAC certification, and on-call/weekend availability.

Qualifications

• Minimum of 3 years in a residential/commercial/apartment maintenance and/or apartment maintenance supervisor role.
• EPA/HVAC certified.
• On-call availability required.
• Weekend availability required.
• Familiarity with property management software and basic maintenance tools.

Responsibilities

• Oversee day-to-day maintenance operations and ensure compliance with laws and regulations.
• Inspect property regularly to confirm maintenance and repairs are completed.
• Order, purchase, and maintain inventories of tools, parts, and supplies.
• Schedule maintenance staff and forecast workloads.
• Coordinate with third-party suppliers and track service requests.
• Perform preventative maintenance and turnkey operations.
• Manage grounds, irrigation systems, and building exteriors and interiors.
