Job summary

ResProp Management, a multi-family property management company, is seeking an experienced Maintenance Operations Leader in the Fort Worth area. You will oversee service operations, manage maintenance staff, and coordinate work with property managers to ensure timely, quality upkeep of apartments.

The role requires extensive hands-on maintenance experience, management background, and relevant certifications.

Qualifications

• 8+ years general maintenance/repair experience with 3 years in apartment industry
• Management experience required
• EPA Universal certification required
• CPO certification highly preferred
• Trade skills list includes plumbing, electrical, HVAC, drywall, framing, painting, roofing, cabinetry, pools, appliances
• Trade licensing preferred but not required
• Tech savviness with computers and basic software
• Must have own tool kit
• Must live within 30 minutes of property
• Must have dependable transportation and be able to accommodate rotating on-call schedule
• Must meet physical requirements including lifting up to 50 pounds

Responsibilities

• Oversee all aspects of service operations to achieve goals.
• Complete work orders including appliance repair, plumbing, HVAC, electrical
• Provide quality customer service to residents
• Train maintenance team members and encourage development
• Provide input to Property Manager on performance and resident feedback
• Assist Property Manager in recruiting and interviewing maintenance staff
• Oversee maintenance shop organization and property appearance
• Evaluate current and potential maintenance products
• Schedule and supervise in-house and vendor work
• Manage work orders and response times to meet deadlines
• Handle inventory, ordering and delivery of supplies and equipment
• Maintain a safe, healthy, accident-free environment
• Ensure OSHA standards are followed
• Oversee unit turns and renovations within set time frames
• Walk apartments with leasing team to assess move-out damage and required work
• Additional duties as needed
