Job summary

Foresight Asset Management LLC is seeking a Lead Maintenance Technician to oversee daily maintenance operations for a residential apartment community in Texas. You will supervise in-house and contracted staff, coordinate preventive maintenance, and ensure safety, quality, and timely response to resident requests.

You will lead make-ready projects, diagnose diverse repair needs (HVAC, plumbing, electrical, carpentry, appliances), manage parts and vendor relations, and mentor a maintenance team

Qualifications

• High school diploma or equivalent; vocational/technical training a plus.
• Minimum 2–5 years residential/multifamily maintenance experience; 2–3 years in lead/supervisory role preferred.
• HVAC certification (CFC/EPA universal) required; EPA certification.
• Strong knowledge of mechanical, electrical, plumbing, carpentry, and facility maintenance.
• Proven leadership, organizational, and communication skills; safety-focused and detail-oriented.

Responsibilities

• Supervise, schedule, and inspect maintenance staff work, in-house and contracted.
• Manage preventive maintenance programs, inspections, and safety compliance (OSHA, EPA, ADA, Fair Housing).
• Respond to resident service requests and communicate between residents and management.
• Lead unit make-ready processes: repair, paint, clean, and prepare vacant apartments.
• Diagnose and repair HVAC, plumbing, pool/spa, electrical, appliances, carpentry, flooring, and painting.
