Job summary

Siemens Real Estate invites a Commercial Property Manager to join the Austin, TX team in a hybrid role. You will financially support the RAM leader, manage lease activity, and ensure financial statements are accurate while applying Siemens pricing models and coordinating cross-functional financial processes.

You will drive budgeting, reporting, and forecasting, working with project teams to analyze costs, savings, and investments, with domestic travel up to 5% as required.

Qualifications

• BS/BA degree required.
• 2-3 years of experience in accounting or finance.
• 2-3 years of experience with financial management, including financial reporting, budgeting, and forecasting.
• 2-3 years of experience in a real estate environment.
• 2-3 years of experience in business administration and financial controlling.
• 2-3 years of experience utilizing financial data to drive cost effectiveness.
• 2-3 years of experience with SAP and Anaplan.
• MS Office (Excel, Word, etc.).
• Ability to travel domestically up to 5% per month.

Responsibilities

• Develop budgets and reports for RAM, track performance against budget, and support regional financial reporting.
• Support bottom-up financial planning and alignment with target setting.
• Assist with calculations for iAPP Business Cases and forecasts.
• Ensure accuracy of local financial figures and create aligned forecasts.
• Review bookings and billing monthly, support cost/investment calculations, coordinate with Region and Service Center teams.
• Coordinate accounting, legal, tax, and insurance topics, assist Head of Finance in negotiations and external contracts.
• Apply pricing models per SRE guidelines (net rent, pricing impact of maintenance projects).
• Prepare financial data for customer reporting and monthly variance analysis.
• Analyze OPEX & service costs, ensuring charges to customers.
• Provide finance support to Project Teams, tracking costs and contract status.
