My People Person is assisting a growing Texas-based commercial real estate client in finding a Commercial Property Operations Manager to optimize a multi-location portfolio. This hands-on role focuses on improving operations, reducing costs, and enhancing the member experience.

The ideal candidate will oversee budgets, vendor relationships, capital projects, risk management, and operating expenses with a practical, problem-solving mindset and a data-driven approach.

Qualifications

• 5+ years of commercial property management experience.
• Experience managing budgets and operating expenses.

• Proficiency with Yardi or MRI.

Responsibilities

• Oversee operating expenses, budgets, maintenance, and capex across multiple properties.
• Manage vendor relationships and service contracts across HVAC, plumbing, elevators, insurance, and taxes.
• Negotiate contracts, manage RFPs and bids, and identify opportunities to improve vendor performance and reduce costs.
• Conduct monthly property inspections and ensure locations deliver a polished, "tour-ready" experience.
• Manage construction and non-construction projects, ensuring timely completion and quality.
• Identify recurring operational issues, determine root causes, and implement long-term solutions.
• Manage insurance claims and support risk mitigation and property insurance procurement.
• Oversee property tax protests and negotiate electricity contracts and energy-saving strategies.
• Provide hands-on support for urgent operational issues or immediate improvements.
• Track and report key operational and financial performance indicators to leadership.

Our client, a growing commercial real estate company in Texas, is looking for a Commercial Property Operations Manager to help drive the performance of its multi-location portfolio.

This is a hands-on, highly visible role for someone who enjoys solving problems, improving operations, and finding smarter ways to get things done. Working closely with the leadership team, you will oversee property operations, vendor relationships, capital projects, risk management, and operating expenses, with a focus on improving both the member experience and financial performance.

The ideal candidate is analytical, resourceful, and solutions-oriented. You are naturally curious, dig into the root cause of problems, and look for practical ways to improve processes and performance.

What You'll Do

• Oversee operating expenses, budgets, preventative maintenance, and capital expenditure recommendations across multiple properties.
• Manage key vendor and service relationships, including HVAC, plumbing, elevators, fire/life safety, IT, energy, insurance, and property taxes.
• Negotiate contracts, manage RFPs and bids, and identify opportunities to improve vendor performance and reduce costs.
• Conduct monthly property inspections and ensure each location consistently delivers a polished, "tour-ready" experience.
• Manage construction and non-construction projects, ensuring work is completed on time and to expectations.
• Identify recurring operational issues, determine root causes, and implement long-term solutions.
• Manage insurance claims and support property insurance procurement and risk mitigation.
• Oversee property tax protests and negotiate electricity contracts and energy-saving strategies.
• Provide hands-on support when a property has an urgent operational issue or needs immediate improvement.
• Track and report key operational and financial performance indicators to leadership.

What We’re Looking For

• 5+ years of commercial property management experience within office or retail properties.
• Multi-property or multi-location management experience required.
• Experience managing budgets, operating expenses, vendors, service contracts, and capital projects.
• Strong understanding of building operations and preventative maintenance.
• Experience negotiating vendor contracts, RFPs, and bids.
• Proficiency with Yardi or MRI property management software.
• Strong analytical, organizational, and problem-solving skills.
• A proactive, hands-on approach and the ability to manage multiple priorities.
