Job summary

Cornerstone Residential is seeking an Assistant Property Manager for HUD/LIHTC properties in our regional portfolio. You will support the Property Manager with operations, leasing, renewals, collections, and financial reporting at a residential property.

The position is full-time, Hourly/Non-Exempt, with a typical shift Monday–Friday 8 am–5 pm and a compensation of $24–$26 per hour. Eligible for monthly commissions; a great opportunity to grow within a customer-focused property management

Qualifications

• High school diploma or GED.
• Minimum two years’ property management industry experience and HUD/LIHTC experience.
• One-Site or other property management software.
• Must have reliable transportation, maintain auto insurance, and have a valid driver’s license.
• Proven ability to market properties.
• Strong communication and customer service skills.
• Must be able to pass background check and drug screen.

Responsibilities

• Assist Property Manager in managing day-to-day operations.
• Ensure all monies received are deposited and recorded daily; confirm proper bookkeeping.
• Promptly respond to resident concerns, comments, and/or complaints.
• Prepare move-in paperwork, keys, and remotes for new residents.
• Inspect make-ready apartments prior to move in.
• Maintain and/or create a resident renewal program to encourage retention.
• Assist with property maintenance with the maintenance team.
• Manage maintenance requests and evaluate timely completion of work orders.
• Monitor utility usage on the property.
• Manage and monitor rental collection; ensure timely posting.
• Ensure proper legal notices and deadlines for eviction processes.
• Assess move-out condition and issue final statements.
• Manage, create, and monitor marketing activities.
• Understand market factors impacting occupancy and income.
