Job summary

Cornerstone Residential is seeking an Assistant Property Manager for HUD/LIHTC properties. The role supports the Property Manager in operations, leasing activity, renewals, collections, and reporting for assigned residential property.

The position is full-time, hourly, and non-exempt, with Monday–Friday 8 am–5 pm shifts. Compensation ranges from $25 to $33.64 per hour, plus monthly commissions and quarterly bonuses. Strong customer service and marketing skills are essential.

Qualifications

• Two years’ property management industry experience and HUD/LIHTC experience required.
• Proven ability to market properties.
• Strong communication and customer service skills.

Responsibilities

• Ensure all monies received are deposited and recorded daily.
• Respond to resident concerns and manage move-in paperwork.

Job Summary

The Assistant Property Manager for HUD/LIHTC property assists Property Manager with managing operations, leasing activity, renewals, collections, financial reporting, supplies, and communications for assigned residential property.

CLASSIFICATION: Full-Time, Hourly/Non-Exempt

SHIFT: Monday - Friday 8 am-5 pm

COMPENSATION: $25- $33.64 per hour (Eligible for monthly commissions; Quarterly Bonuses)

Essential Duties

• Assist Property Manager in managing day-to-day operations.
• Ensure all monies received are deposited and recorded on a daily basis and confirm proper bookkeeping procedures.
• Promptly respond to resident concerns, comments, and/or complaints.
• Ensure that the proper move-in paperwork, keys, and remotes are prepared for a new resident.
• Inspect make-ready apartments prior to move in.
• Maintain and/or create a resident renewal program to encourage resident retention.
• Assist with management of property maintenance with the assistance of the maintenance team.
• Assist in managing requests for repairs and maintenance and evaluate timely completion of work orders.
• Monitor electric, water, and gas usage on the property.
• Manage and monitor rental collection.
• Ensure rent and other charges are collected timely and posted daily.
• Ensure the proper legal notices are given and deadlines met concerning filing eviction, filing writs, and attending court hearings.
• Assess move-out condition of apartments and have a final account statement sent with the final disposition.
• Manage, create, and monitor marketing activities.
• Understand the market and any other aspects of the sub-market that could impact occupancy and/or income of the property.
• Assist with the creation of marketing surveys and understand marketing strategies to secure prospective residents.
• Perform other duties as assigned or requested to support property operations.

Requirements

REQUIRED

• High school diploma or GED.
• Minimum two years’ property management industry experience and HUD/LIHTC experience.
• One-Site or other property management software.
• Must have reliable transportation, maintain auto insurance, and have a valid driver’s license.
• Proven ability to market properties.
• Strong communication and customer service skills.
• Must be able to pass background check and drug screen

Preferred

• Property management experience preferred. Willing to train the right candidate.
• Bilingual or multilingual skills.
• CAM, ARM or CCRM certification.
• Affordable, RealPage, Knock experience.
