Job summary

Cornerstone Residential is seeking an Assistant Property Manager for a HUD/LIHTC property in Fresno, CA. The role supports the Property Manager in operations, leasing activity, renewals, collections and financial reporting for the assigned residential property.

The position is Full-Time, hourly/non-exempt, Monday–Friday 8:00 am–5:00 pm, with a wage of $20–$22 per hour and eligibility for monthly commissions. Prior HUD/LIHTC experience and property management software familiarity are required.

Qualifications

• High school diploma or GED required.
• Minimum two years’ property management industry experience and HUD/LIHTC experience.
• Experience with One-Site or another property management software.
• Reliable transportation, valid driver's license and maintained auto insurance.
• Proven ability to market properties.
• Strong communication and customer service skills.
• Must pass background check and drug screen.

Responsibilities

• Assist Property Manager in day-to-day operations.
• Ensure daily deposit and proper bookkeeping of all monies.
• Respond promptly to resident concerns and complaints.
• Prepare move-in paperwork, keys and remotes for new residents.
• Inspect make-ready apartments prior to move-in.
• Maintain and monitor a resident renewal program for retention.
• Assist with property maintenance coordination with the maintenance team.
• Manage work orders and assess timely completion.
• Monitor utility usage on the property.
• Oversee rental collections and posting of charges.
• Ensure legal notices are served and deadlines met (evictions, writs, court).
• Assess move-out condition and finalize disposition statements.
• Support creation of marketing activities and surveys.
