Job summary

ZRS Management LLC in Dallas, TX seeks a Maintenance Technician to provide skilled service to residents and support the Maintenance Supervisor. You will perform plumbing, electrical, HVAC, and appliance repairs while maintaining turnover timelines and safe, clean work areas.

Reports to the Property Manager, with potential promotion to Maintenance Supervisor. The role emphasizes on-time preventive maintenance, teamwork, and strong communication with residents in a residential setting.

Qualifications

• Maintenance experience in plumbing, electrical, HVAC and appliances.
• Must have a valid driver’s license with a clean driving record and proof of insurance.
• HVAC certification preferred.
• Ability to lift heavy objects and work on-call hours.
• Ability to communicate clearly with residents and work in a team.

Responsibilities

• Perform independently technical maintenance repairs to plumbing, electrical, heating and cooling systems, appliances, and related components.
• Perform apartment turnover maintenance in 3–5 business days with turnover checklist completion.
• Turnover tasks include blinds installation, filter changes, bulb replacements, drip pan and door stopper work, caulking, and miscellaneous repairs.
• Carry out common area maintenance such as sweeping, mopping, vacuuming, trash removal, and window cleaning.
• Monitor exterior building conditions (roof, siding, shutters) and assist preventive maintenance programs.
• Update inventory with newly purchased tools and keep work area clean and orderly.
• Follow all safety rules and be willing to work on-call hours.
