Job summary

Harbor Group Management Company is seeking a Maintenance Supervisor for our multifamily communities in Durham, NC. You will lead the maintenance team, diagnose and repair plumbing, electrical, HVAC, and carpentry issues, and manage vendor coordination to ensure safety, cleanliness, and attractive properties.

You will supervise make-ready inspections, maintain inventory, and ensure compliance with OSHA and MSDS standards while delivering strong resident service and cost control.

Qualifications

• Minimum of three years’ experience in multifamily property maintenance, including turnover/make-ready processes.
• At least one year of supervisory or team leadership experience.
• Expertise in plumbing, electrical, carpentry, drywall, painting, or appliance repair.
• EPA Universal or HVAC certification as required by property.
• Proficiency in diagnosing maintenance issues and implementing solutions.
• Strong organizational and communication skills in a fast-paced environment.
• Proficient with Microsoft Office; PM software and maintenance ticketing system experience.
• Customer-service oriented with resident and vendor interaction experience.

Responsibilities

• Supervise, train, and guide the maintenance team to complete tasks on time.
• Diagnose and repair plumbing, HVAC, electrical, appliances, carpentry, and more.
• Respond to resident service requests and complete work orders timely.
• Oversee make-ready process, inspections, and vendor scheduling.
• Ensure common areas are clean, safe, and visually appealing.
• Schedule and supervise in-house and contractor work.
• Perform monthly preventative maintenance per policy.
• Maintain inventory and order materials within budget.
• Uphold safety protocols, MSDS, OSHA standards, and safety meetings.
• Inspect completed work for quality and compliance.
• Provide excellent customer service and address resident concerns.
• Identify cost-saving opportunities and avoid unnecessary replacements.
