Job summary

Hunt Military Communities seeks a Maintenance Director to oversee the safe, attractive operation of a 950+ unit property. You will lead staff, manage budgets, coordinate vendors, and ensure preventive maintenance, safety, and compliance. Expect on-site leadership and driving between sites as required.

The role emphasizes strong leadership, technical expertise in electrical/HVAC/plumbing, and a focus on resident service, safety, and operational excellence.

Qualifications

• Knowledge of electrical, HVAC, plumbing, carpentry, and general building maintenance.
• Ability to perform physically demanding tasks and lift up to 50 lbs.
• Experience leading maintenance teams and managing budgets.

Responsibilities

• Lead staff recruiting, hiring, training, coaching, evaluating, and disciplining.
• Oversee financial performance within the property budget and manage cash flow.
• Coordinate vendor communications, scheduling, invoices, and certifications.
• Schedule, train, supervise, and evaluate maintenance personnel and ensure safety training.
• Ensure response and completion times meet property goals and priorities for work orders.
• Approve purchase orders to meet budget and establish emergency on-call procedures.
• Oversee equipment maintenance, make-ready of vacated units, and regular inspections.
• Support resident service requests and compliance with safety rules and regulations.
