Qualifications

• Bachelor's degree in Business Administration, Engineering, Construction Management, or related fields preferred.
• Directly related maintenance experience can offset the degree requirement.
• 4-6 years of building maintenance experience required.
• Experience managing others preferred.
• Knowledge of electrical, HVAC, plumbing, carpentry, and general building maintenance.

Responsibilities

• Recruit, hire, train, coach, evaluate, and discipline staff up to termination.
• Manage property budget and improve cash flow after debt service.
• Schedule, train, supervise, and evaluate maintenance personnel.
• Ensure response and completion times meet property goals.
• Prioritize work orders and follow up on assignments.
• Oversee vendor contracts, purchase orders, and invoice approvals.
• Inspect property and equipment; oversee make-ready of vacated units.
• Maintain preventive maintenance programs and safety compliance.
• Drive continuous improvement and resident satisfaction initiatives.
