Job summary

Hunt Military Communities is seeking a Maintenance Director to oversee the maintenance operations for assets in the portfolio. The role focuses on keeping properties safe, attractive, and well maintained while driving financial performance within the approved budget.

Responsibilities include establishing preventive maintenance programs, supervising maintenance staff, coordinating with vendors, and ensuring compliance with safety and company policies.

Qualifications

• Bachelor's Degree preferred; in absence, related maintenance experience may offset degree requirement
• 4–6 years of experience in building maintenance
• Experience managing others preferred
• Knowledge of electrical, HVAC, plumbing, carpentry, and general building maintenance
• Must be able to lift up to 50 pounds regularly and work outside in all weather conditions
• Willing and able to work occasional on-call shifts
• Requires self-motivated team player with strong organizational and leadership skills
• Must demonstrate excellent communication and interpersonal skills
• High-level understanding of safety practices
• Requires high-level use of technology platforms daily
• DL NUMBER – Driver's License, Valid and in State required
• EPA 608 Certification required
• OSHA-10 Training required

Responsibilities

• Manage staff recruitment, training, coaching, evaluating, and disciplinary actions up to termination
• Oversee financial performance and operations within the approved budget; maximize cash flow after debt service
• Coordinate vendor/contractor communications; approve and submit invoices
• Schedule, train, supervise, and evaluate maintenance personnel; ensure training compliance
• Ensure property goals for response and completion times are met
• Prioritize work orders and follow up for timely completion
• Approve Purchase Orders to meet budget and service standards
• Establish emergency on-call procedures
• Provide oversight for equipment and tools; manage inspections and records
• Oversee make-ready of vacated units and conduct regular property inspections
• Manage resident service requests and preventive maintenance records
• Ensure contract compliance and vendor oversight
• Assist Community Director with site compliance inspections
• Support maintenance across grounds, custodial, preventive, corrective, deferred, and emergency work
• Contribute to resident retention programs
• Ensure compliance with safety rules and company policies
• Conduct regular safety meetings and report findings
• Provide technical guidance and quality checks
• Promote safe work practices and address unsafe conditions
• Drive for the company using company or personal vehicle as needed
