You will supervise staff, develop preventive maintenance programs, and coordinate with vendors to meet service standards.

The role requires strong leadership, budget oversight, and hands-on knowledge of building maintenance systems (electrical, HVAC, plumbing, carpentry).

Qualifications

• Bachelor's Degree preferred in Business Administration, Engineering, Construction Management, or related discipline.
• 5+ years’ experience in building maintenance; direct experience with multi-unit residential properties preferred.
• Knowledge of electrical, HVAC, plumbing, carpentry, and general building maintenance.
• Comfort working outdoors in all weather; ability to lift up to 50 pounds regularly.

Responsibilities

• Manages staff recruiting, hiring, training, coaching, evaluating, and disciplining up to termination of direct reports.
• Responsible for financial performance and operations within the approved budget; aims to maximize cash flow.
• Schedules, trains, supervises, and evaluates maintenance personnel; ensures required training.
• Ensures property goals for response and completion times are met.
• Prioritizes work orders and follows up to ensure timely completion.
• Prepares and approves purchase orders to meet budget and service standards.
• Establishes emergency on-call procedures and oversees equipment inspections.
• Supervises make-ready of vacated units and conducts regular property inspections.
• Manages resident service requests and preventive maintenance procedures.
• Maintains vendor relationships and contract compliance; coordinates communications and invoices.
