Qualifications

• Bachelor's degree preferred or related maintenance experience.
• 4-6 years of building maintenance experience required.
• Experience managing others preferred.
• Must perform physical work outdoors and lift up to 50 pounds.
• Driver's license in state required and able to drive.
• EPA 608 Certification required; OSHA-10 training required.

Responsibilities

• Manage staff recruitment, hiring, training, coaching, and evaluation.
• Oversee property financials and budget execution to maximize cash flow.
• Coordinate vendor communications, invoices, and insurance certifications.
• Schedule and supervise maintenance personnel and trainings.
• Ensure response/closure times meet property goals and safety standards.
• Prioritize work orders and monitor completion; approve Purchase Orders.
• Establish preventive maintenance programs and safety procedures.
• Supervise make-ready of vacated units and property inspections.
• Maintain records of maintenance expenditures and inspections.
• Drive safety meetings and ensure compliance with policies.
