Hunt Military Housing Shared Services, LLC seeks a Maintenance Director to oversee asset condition, safety, and financial metrics for properties with up to 500 units.

You will lead staff, establish preventive maintenance, manage vendor relations, and ensure compliance with policies. The role focuses on maximizing cash flow, safety, and resident satisfaction while guiding maintenance strategies.

Qualifications

• Bachelor's Degree in Business Administration, Engineering, Construction Management or related field preferred.
• Directly related maintenance management experience acceptable in lieu of degree.
• 4–6 years of experience in building maintenance required.
• Experience managing others preferred.
• Knowledge of electrical, HVAC, plumbing, carpentry, and general building maintenance.
• Ability to work outdoors in all weather conditions and lift up to 50 pounds regularly.
• Willingness for on-call shifts and strong organizational skills.
• Leadership and technical knowledge with a service-oriented attitude.
• Excellent communication and interpersonal skills with a wide range of people.
• High-level safety practices understood; daily use of technology platforms.
• Valid U.S. Driver's License; EPA 608, OSHA-10 certifications.

Responsibilities

• Manages staff recruitment, hiring, training, coaching, evaluating, and disciplinary actions up to termination.
• Oversees financial performance within the approved property budget and maximizes cash flow after debt service.
• Coordinates vendor/contractor communications, invoices, and payments.
• Schedules, trains, supervises, and evaluates maintenance personnel and ensures required training.
• Ensures property goals for response and completion times are met and prioritizes work orders.
• Approves Purchase Orders to meet property service standards.
• Establishes emergency on-call procedures and safety meetings.
• Oversees equipment maintenance and makes-ready of vacated units.
• Conducts regular property inspections and manages resident service requests.
• Maintains preventive maintenance procedures and records; oversees contract compliance.
• Assists Community Director with site compliance inspections and maintenance-related duties.
• Supports grounds, custodial, preventive, corrective, deferred, and emergency maintenance activities.
• Contributes to resident retention programs and safety compliance.
