Job summary

The Community Builders (TCB) is seeking a Service Maintenance Manager to lead the maintenance team at a Durham community. You will manage routine and preventive work orders, coordinate vendors, and ensure safety and quality in all repairs while controlling costs.

This is a hands-on leadership role with training responsibilities and emphasis on a safe, well-maintained living environment for residents. Five days in office, some on-call duties, and collaboration with the Community Manager are

Qualifications

• High School diploma or equivalent required.
• 5+ years of multi-family operational management experience.
• Experience in training, budget development and managing expenses; bid and manage vendors.
• One or more industry certifications (NAHMS, CAMT, OSHA, HVAC) required.
• Willingness to obtain any required certifications within 6 months.
• Knowledge of hand and power tools, cleaning supplies, and PPE.

Responsibilities

• Provide direction and supervision to maintenance team members and vendors.
• Manage routine and preventive maintenance work orders and unit turns.
• Provide training to maintenance staff and ensure safety compliance.
• Oversee cleaning, painting, landscaping, and basic repairs across the property.
• Coordinate REAC/HQS inspections and budget-related expenditures.
• Manage vendor contracts and capital improvements with competitive bidding.
• Maintain maintenance shop/inventory and prioritize safety.
• Be available for weekend work, on-call rotation, and emergency calls.
